The details are what keep it dry
Metal panels themselves hold up well. Leaks usually come from the fasteners, seams and flashing, where heat makes the metal move every day. We pay attention to those spots on every install and repair.
Repair or replace?
Loose screws, worn sealant and small leaks can usually be repaired. If panels are rusted through or badly bent, replacing them is the better fix. We'll look and tell you which.
Signs your metal roof needs attention
- Loose, backed-out or rusted screws
- Leaks along seams or around vents
- Rust spots or holes in panels
- Panels lifted or bent by wind
- Cracked sealant at the edges and ridge
How a metal roof goes on
Keep scrolling to watch it build.
Stage 1 of 4
Prep
The old roof comes off where it needs to, and the deck gets checked and repaired.

Stage 2 of 4
Underlayment
A high-temperature underlayment goes down first. It's made for the heat that builds up under metal.

Stage 3 of 4
Panels go on
Panels are set square, fastened and locked together at the seams.

Stage 4 of 4
Trim and seal
Ridge cap, trim and flashing go on and get sealed. Rain runs straight off.

This is our general process. Every roof is different, and we'll walk you through exactly what yours needs.
Straight answers
Do you do standing seam metal roofs?
Yes. We install standing seam roofs and also work on other metal panel roofs, patio covers and awnings.
Can you fix a leak on my metal roof without replacing it?
Usually, yes. Most metal roof leaks come from fasteners, seams or flashing, and those can be fixed. We'll find where the water is getting in first.
Is a metal roof loud when it rains?
It depends on what's under the metal and the space below it. We'll talk through it with you before an install.
